Who it's for

Built for commercial sites with bulky items to clear.

Specialist items that carry per-item disposal rules: upholstered furniture, white goods and shop fittings. If that's your job, this is the page.

Shop fitters

New install going in, old fixtures and shop fittings coming out, cleared the same day.

Hotel refurbs

Replacement mattresses, sofas and white goods, scheduled across the refurb programme.

Film and TV sets

Strike, props and set-build clearance, often out-of-hours after wrap, under one ticket.

Restaurants and bars

Commercial kitchen replacements: fridges, cookers, ovens, routed via WEEE-licensed disposal.

Members' clubs

Soft refurbishment with upholstered furniture, routed via the licensed POPs disposal route.

Office moves and closures

Specific bulky items beyond general office contents: sofas, fridges, large cabinets.

Per-item pricing

£75 + VAT call-out per visit, plus a per-item rate.

One call-out per job, regardless of item count, plus the per-item rate below. Bundle items in one visit to spread the call-out; that's where this service pays off.

ItemFrom
3-seater sofa, sofa bed, futon POPs£125
2-seater sofa, settee POPs£100
Armchair, 1-seater sofa POPs£50
Kitchen, dining or office chairs, stool, footstool POPs£25 each
Reclining mechanism surcharge (per collection, if any item has one) POPs+£50
Mattress (single, double or king)£40
Fridge or freezer (commercial)£45
Commercial cooker or oven£75
Wardrobe or large cabinet£40
Display unit or shop fitting£50
Filing cabinet£25 each
Office desk£25 to £50

Minimum visit is £100 + VAT (£75 call-out plus the £25 smallest item). Five chairs is £75 plus 5 by £25 = £200 + VAT. All prices ex VAT, final price quoted on inspection. POPs items (upholstered furniture) require licensed POPs disposal, included in the per-item rate. A +£50 reclining surcharge applies per collection if any item has a manual or electric reclining mechanism, as they are heavy and difficult to manoeuvre.

Pricing logic

Why we price per-item, not by the load.

Sofas, mattresses, fridges and cookers all carry per-item disposal costs at our licensed disposal partner: POPs licensing for upholstery, WEEE for white goods, F-Gas for fridges. A flat load price can't absorb those reliably. The honest model is £75 + VAT call-out plus a per-item rate, and bundling items in one visit drops the call-out cost per item fast.

A

Single item

From £100 + VAT. That's the £75 call-out plus the £25 smallest item (for example an office chair or filing cabinet). One item, one visit. Same-day if booked before noon.

B

Mixed 5-item bundle

£335 + VAT. That's the £75 call-out plus a 2-seater sofa £100, mattress £40, fridge £45 and 2 chairs at £25, working out around £67 per item. This is the sweet spot.

C

Hotel refurb, 20+ items

Bespoke quote. Volume jobs with 20+ specialist items (mattresses, sofas, fridges) are quoted on inspection. The per-item rate stays; the total drops as volume rises across multiple visits.

D

One call-out per visit

You pay a single £75 call-out per job no matter how many items, so combining a sofa, a mattress and a fridge into one collection is far cheaper than three separate bookings.

Why us

Why retail and hospitality operators trust us.

Bulky waste is not a man-with-a-van job. Upholstered furniture and white goods carry real compliance rules, and getting them wrong exposes your business.

01

Licensed Waste Carrier

Required for commercial bulky removal under the Environmental Protection Act 1990. Many ad-hoc clearance firms aren't licensed, which exposes your business to fly-tipping liability if waste is improperly disposed of.

02

POPs handling for upholstered furniture

Persistent Organic Pollutants legislation (Dec 2022) requires specialist disposal for sofas, armchairs and soft chairs. We route them via our licensed disposal partner, with no specialist surcharge for standard volumes.

03

Faster than skip hire

A skip permit takes 5 to 7 days in W1 and EC. We arrive same-day with a kerbside cage van. No road licence, no overnight skip on the street.

04

WTN with every job

A same-day Waste Transfer Note in your inbox. Required for landlord deposit returns, lease handbacks and commercial premises compliance.

FAQ

Common questions about commercial bulky removal.

If your question isn't here, call 0207 101 4003 and we will answer it on the phone in plain English.

Do you handle POPs furniture (sofas, armchairs)?
Yes. Persistent Organic Pollutants (POPs) regulations from Dec 2022 require specialist disposal of upholstered furniture. We route them via our licensed disposal partner. No specialist surcharge for standard volumes; it is included in the per-item rate. If a job is heavily POPs-weighted (10+ sofas in one go) we flag any added disposal cost up front.
Can you do same-day bulky waste collection in London?
Yes, same-day if booked before noon for sites in central and West London. Other postcodes typically next-day. Out-of-hours or weekend collection is +£100 + VAT. If the slot isn't there, we tell you straight rather than promising and missing.
Why per-item rather than a flat load price?
Because the items we collect here, sofas, mattresses, fridges, cookers and upholstered chairs, all carry per-item disposal costs at our licensed disposal partner: POPs licensing for upholstery, WEEE for white goods, F-Gas regulation for fridges. A flat load price can't cover those reliably. The honest model is £75 + VAT call-out plus a per-item rate. Bundle 5+ items in one visit and the per-item economics work fast, for example a 2-seater sofa, mattress, fridge and 2 chairs together is £335 all-in, around £67 per item.
Do you collect commercial fridges and cookers?
Yes, commercial fridges, freezers, cookers and ovens are routed via WEEE-licensed disposal. F-Gas regulations apply to fridges with refrigerant; we handle the compliant degas and certification. Per-item rate is £45 for a fridge or freezer, £75 for a cooker or oven, plus the £75 call-out.
Will you load the items for us?
Yes. If items are already at street level (kerb, loading bay), the per-item rate covers collection. If our crew needs to fetch items from inside the building (upstairs, basement, rooms), add £40 + VAT for driver-loading per visit (1 person). For heavy items needing 2-person lifts, or larger jobs that would benefit from a second loader, call 0207 101 4003 for a bespoke quote.
Do you provide a Waste Transfer Note?
Yes, same-day by email. Required for landlord deposit return, lease handback, and commercial premises compliance under EPA 1990. Includes disposal partner type, waste classification, weight, and POPs/WEEE routing evidence.
Can you handle film and TV set strikes?
Yes, we work with multiple London production companies. Same-day strike, often out-of-hours (after wrap). We can handle props, set-build, costume and soft furnishings under one ticket. WTN issued for production accounting; POPs and WEEE routes built in.
What if I just have one item?
Single-item collection from £100 + VAT (£75 call-out plus £25 cheapest item). Per-visit price for one 2-seater sofa works out around £175, a 3-seater sofa around £200, an armchair around £125, one mattress around £115, one commercial fridge around £120. Bundling items into one visit spreads the call-out across the job; that's where the per-item rates pay off. Usually next-day for single-item bookings.
How much does single sofa removal cost in London (commercial)?
Sofa pricing is size-tiered. A single 2-seater sofa is £175 + VAT all-in (£75 call-out plus £100 POPs rate). A 3-seater sofa is £200 + VAT all-in (£75 plus £125). Reclining sofas carry an additional +£50 + VAT per collection (a flat surcharge if any item in the load has a manual or electric reclining mechanism, as they are heavy and difficult to manoeuvre). Same-day if booked before noon in central London. POPs-licensed disposal is included; it is non-negotiable for upholstered furniture under the Dec 2022 regulations.
What's the law on commercial mattress disposal?
Commercial mattresses must be disposed of via a licensed waste carrier with a Waste Transfer Note; no exceptions. Recyclable components (springs, foam, fabric) are separated where the disposal route allows. Per-item rate is £40 plus the £75 call-out for a single mattress. Hotel refurbs and care-home renewals are routinely 20+ mattresses in one go; we quote on inspection.
How does the £75 call-out work?
One fixed call-out fee per visit (£75 + VAT), plus the per-item rate for each item collected. The call-out covers driver time, fuel and vehicle. Single-item bookings run £100 to £200 (call-out plus the cheapest item, up to a 3-seater sofa). Bundle 5+ items in one visit and you only pay one call-out; the per-item economics improve fast. No surprise add-ons; final price quoted on inspection or from photos.
Can you handle hotel refurb, 50+ mattresses or sofas in one go?
Yes, hotel refurbs are a hospitality sweet spot. Per-item rates stay (mattresses £40, sofas £100 to £125 by size, armchairs £50, fridges £45, and so on); we quote the total on inspection. Multiple visits scheduled across the refurb programme, POPs-licensed disposal route, daily WTN, per-project ESG report. Coordinate with the refurb GC or hotel ops director directly. Quote turnaround usually within 24h for hotel-scale jobs.
Shop fitouts, can you clear old fixtures and retail units?
Yes, retail fitouts are one of our core jobs. Display units, shop fittings, counters, signage, fridges, mannequins, racking and shop-floor furniture. Per-item rate for each; large refits typically spread the £75 call-out across 20 to 40 items so the per-item economics work fine. Same-day for central London concept stores. We routinely turn round a unit between tenants in a single day.
What about hazardous items (paint, chemicals, batteries)?
Out of scope. Paint, chemicals, fuels, lithium-ion batteries, aerosols and asbestos are not in our service. As an Upper Tier Waste Carrier we can refer your enquiry to a specialist partner and stay involved as your single point of contact. We can clear everything else around the hazardous items on the same visit.
Do you take office furniture as well as bulky items?
Yes. Office desks, chairs, filing cabinets and conference tables all under the same booking. If it's primarily office contents, our Office Clearance service may be a better fit (load-based pricing, no per-item call-out). If it's a few bulky office items mixed with a sofa or fridge, this page is the right place.
Can I get a price over WhatsApp without a site visit?
Yes. Send photos and a rough count to 0207 101 4003 on WhatsApp. Quote back within 5 minutes for under 5 items, within an hour for larger jobs. A site visit is only needed for complex access (basement strip-out, lift restrictions, restricted-hours sites). Most retail and hospitality jobs are quoted from photos alone.
Do you offer mattress and bed-frame collection together?
Yes, most hotel and HMO refurbs bundle mattresses with bed frames, headboards and base units. Per-item rate covers each. Mattress £40, base unit £40, headboard typically free if collected together. Plus the £75 call-out per visit. Bundle them in one job to spread the call-out across all items.
When should I book bulky waste vs Wait and Load?
Bulky waste (this page) is for specialist items needing per-item disposal, sofas, armchairs, mattresses, fridges, cookers and upholstered chairs. POPs, WEEE and F-Gas routing is built into each per-item rate. Wait and Load Cage is the right service for mixed general waste, timber, packaging, non-upholstered furniture and fit-out strip-outs, where the flat half or full-load price works because no per-item disposal surcharges apply. Not sure which? Send photos to WhatsApp 0207 101 4003 and we'll route you to the cheaper service honestly.
